An online estimate is not a signed appraisal and does not explain the evidence behind the number. Courts, attorneys, and tax professionals generally need a supportable appraisal prepared by a qualified appraiser.
It is the property’s market value on the date the owner died. It may be different from today’s value because it uses the market conditions and comparable sales from that earlier date.
Usually no. A desktop appraisal is completed from market data, public records, property information, and comparable sales. If the property needs an inspection or a different scope, Mark will tell you before accepting the assignment.

Standard eligible assignments are usually delivered within 24 hours after we have the needed information. Same-day rush service is $99 when ordered before 10 a.m. Arizona time and the assignment is eligible.
